URGENTLY LOOKING FOR FEMALE ROOMMATE to take over my contract!

You will be sharing the apartment with a Romanian lady in her 30s, who works at a Dutch bank in the Zuidas. She only works from home on Friday, so most of the week you have the apartment to yourself.
Requirements:
-Female tenant, aged 26+.
-No couple, no student, no parent guarantor etc
-Valid employment contract with annual salary no less than €45,000 based on landlord’s request
-Clean, quiet, considerate.
12 sqm bedroom in an 80 sqm modern apartment; fully furnished (bed, mattress, and wardrobe) with direct access to the balcony.
Definite contract until (hidden) year, 3 months). Minimum stay of 8 months (therefore possibility to move out in February 2025).
Polderweg (near Oosterpark), shopping center and gym (Trainmore) located right behind the apartment building, direct access from basement to Albert Heijn.
3 mins walk to Tram Oostpoort, 5 mins walk to Tram Linnaeustraat, 8 mins walk to Train Station Amsterdam Muiderpoort.
Monthly rent of €1450 excl. utilities and internet (normally €150).
One off fee of €300 for contract name change, deposit of €2550 (a little less than 2x monthly rent).
Apartment is fully furnished and fully equipped with washing machine, cutlery, tv, huge storage in (hidden)ment.
